Experion Developers is an FDI-funded real estate developer, a subsidiary of Experion Holding Pte. Limited, Singapore — the real estate investing arm of the AT Holdings group of companies — and has been operating in India since 2006. In nearly two decades, the company has undertaken 10 landmark projects across Gurugram, Lucknow, Noida, and Amritsar, covering a total of 1.02 million square metres — roughly 10.96 million square feet — of built-up area. Experion is backed by Experion Holdings Pte Ltd, Singapore, the real estate investing arm of the $2.5 billion AT Holdings group, whose other businesses span construction, oil and gas, renewable energy, and asset management. That parent structure matters in a corridor where buyers scrutinise developer governance as carefully as they scrutinise floor plans: established in 2006 as a 100 percent FDI-funded entity backed by AT Holdings, Experion is headquartered in Gurugram and has positioned itself as a developer focused on premium, sustainable projects across northern India.
Experion has also accumulated recognitions on the international circuit. In 2014, the company received a Highly Recommended Architecture citation and the Best Apartment India award from the Asia Pacific Property Awards in Kuala Lumpur. In 2019, Realty Plus recognised one of its projects as Design Project of the Year.
EXPERION ONE42 is a premium residential project on Golf Course Road in Sector 42, Gurgaon, offering 4 and 5 BHK luxury apartments across three towers with G+22 floors. The development consists of 110 thoughtfully planned units spread over 3.42 acres. That density — 110 homes on 3.42 acres — is deliberately restrained. ONE42 Golf Course Road is described as India's first WELL-certified home development — a distinction no other luxury apartment in Gurgaon currently holds. WELL is a globally recognised building standard focused on measurable physical, mental, and emotional well-being outcomes: air quality, water quality, lighting, thermal comfort, and mental health design, all certified to an academic standard.
The architectural brief was handed to a Singapore practice with a particular pedigree. Soo K. Chan, founding principal of SCDA Architects — a Singapore-based practice with offices in Singapore, Shanghai, and New York — trained at Yale, worked at KPF, and founded SCDA in 1995. SCDA has received the RIBA Award for International Excellence and the Singapore President's Design Award, and Chan's projects include Soori High Line in New York and luxury residences across Asia. ONE42 is SCDA's first major Indian residential project.
ONE42's architecture features clean lines, glass façades, and open terraces. The low-density layout ensures privacy and serenity — a rarity in Gurgaon's urban landscape. Inside each residence, imported marble flooring, modular kitchens, VRV air-conditioning, and premium bathroom fittings are among the stated specifications. The shared amenities extend to a 75,000 sq ft clubhouse, landscaped open spaces, wellness and fitness zones, recreational areas, and advanced security systems.
The project is RERA approved under registration number HARERA/GGM/893/625/2024/120. Possession is set for December 2032.
The Experion ONE42 price ranges from ₹28 crore to ₹44 crore, positioning the project in Gurgaon's ultra-luxury segment. To understand that pricing, it helps to read the broader corridor. Golf Course Road is an arterial stretch in central Gurgaon running broadly through Sectors 42 to 55, alongside DLF Phase 5. The sector Experion has chosen for its GCR debut is not a speculative bet on future infrastructure — it is one of the most physically mature addresses in Gurugram. The nearest metro station is Sector 42-43, directly accessible from the Rapid Metro line and approximately 0.9 km from the project. Additional access can be gained through Sector 53-54 Metro Station, approximately 3.5 km away, and DLF Phase 1 Metro Station, approximately 4 km away.
From the Sector 53-54 station, the Rapid Metro reaches Cyber City in roughly 10 to 15 minutes, against 30 to 45 minutes by road in peak traffic. Metro access has historically been one of the most reliable drivers of property value in the NCR, and Golf Course Road has it already built, not merely promised.

Across its Gurgaon portfolio, Experion has returned consistently to two design principles: low density and large format. At Windchants, over 23 acres of land held only 563 saleable units.
