Nineteen years of building homes that justify the trust placed in them
Experion Developers Private Limited began its India journey in 2006 as a wholly-owned subsidiary of Experion Holding Pte. Limited, Singapore, the real estate investing arm of AT Holdings — a globally diversified group with approximately USD 2.5 billion in assets under management. The group's other verticals include construction, oil and gas, renewable energy through Juniper Green Energy, and financial services through Experion Capital, an NBFC focused on real estate and infrastructure financing. That institutional depth gives Experion a structural foundation that most domestically capitalised developers do not carry into the market.
Experion's approach to development is grounded in three stated commitments: transparency in transaction, thought leadership in design, and customer insight in every project. That framework has translated into a body of work defined by low-density planning, green building integration, and product differentiation that goes beyond specification sheets. The Windchants township in Sector 112, Gurugram — launched on 23 acres along the Dwarka Expressway — drew its architectural logic from the Saptrishi constellation, positioning seven towers to maximise natural daylight and cross ventilation rather than maximise unit count.
Over nearly two decades, Experion has successfully completed 10 landmark projects across Gurugram, Noida, Lucknow, and Amritsar, covering a total built-up area of approximately 10.96 million square feet. The delivered portfolio spans low-density residential townships such as Windchants and The Heartsong, plotted developments including The Westerlies and Virsa in Amritsar, and commercial landmarks such as Milestone Experion Centre on NH-48 in Gurugram — which holds a GRIHA 5-star provisional green certification. The group holds development rights across Haryana, Punjab, Uttar Pradesh, Telangana, Goa, and Maharashtra.
At the centre of Experion's ownership philosophy is the belief that good experiences create enduring relationships. The company does not operate with the quarterly pre-sales pressure of a listed entity, and its FDI-backed capital structure allows it to focus on product integrity over volume targets. Its newest project, Experion One 42 on Golf Course Road in Gurugram, became India's first residential development to earn WELL Certification — covering air quality, acoustic comfort, thermal control, natural lighting, and water purity standards. That milestone reflects a developer whose definition of delivery extends well beyond handing over keys.

Experion builds with space as the defining luxury. Windchants in Sector 112, Gurugram covers 23 acres with only 575 homes across seven towers, creating one of the most open residential ratios on the Dwarka Expressway corridor. The Heartsong and The Westerlies in Sector 108 extend the same low-density principle, offering apartments, penthouses, and customisable plots within gated, green-framed communities.

Experion One 42 in Sector 42, Gurugram is India's first residential project to earn WELL Certification, a standard that assesses air quality, acoustic design, thermal comfort, natural lighting, water purity, and wellness-oriented amenity integration. Milestone Experion Centre on NH-48 holds a GRIHA 5-star provisional certificate. Green standards are built into the product brief from the earliest design stage, not added as a retrofit.

Experion operates as a wholly-owned subsidiary of Experion Holding Pte. Limited, Singapore, backed by the approximately USD 2.5 billion AT Holdings group. This structure provides patient institutional capital, professional governance, and complete separation from the fund-diversion risks that have affected overleveraged domestic developers. Buyers are investing in a project managed under Singapore-grade financial oversight applied to an Indian delivery context.

Experion's commercial portfolio includes Milestone Experion Centre in Sector 88, Gurugram — a completed, operational landmark on NH-48 that earned a GRIHA 5-star provisional green rating — and Experion Capital in Gomti Nagar, Lucknow. The developer's stated pipeline includes additional commercial landmarks and organised retail destinations across Haryana, Uttar Pradesh, Goa, and Maharashtra, aligned with its integrated township model.

Windchants draws its master-plan geometry from the Saptrishi constellation of Indian mythology, with seven towers placed to track natural light and airflow rather than to maximise floor-plate efficiency. The skywalk connecting those towers at the seventh level — stretching approximately one kilometre in combined length and twelve metres in width — was inaugurated in January 2019 and recognised as Asia's largest residential skywalk. Design intent at Experion begins with a concept that is specific to each site.
